Even though means may be limited, there has never been a better time to relocate or expand a business in Naples. Space for lease is at its cheapest for many years, some warehouse or industrial space can be rented for as little as $1 per square foot!
As the economy at large suffers the widest and deepest recession on decades, the knock on effect to every aspect of our lives has been plain to see. However if your business is lucky enough to have the means, and the motivation to want to acquire commercial property, then the time is now.
Property prices are normally one of the first indicators of economic growth or recession. Coupled with the retail price index, they are the two main markers for how healthy an economy is. So as soon as the economic climate begins to improve, it will be reflected in the price of property.
The residential market is continuing to take a beating, and probably will do until employment figures begin to improve. With an estimated 7.2% of the population currently unemployed, it is going to take a while for things to recover. With commercial space being returned to landlords in record amounts, there are definitely deals to be done.
Anyone who expresses an interest in leasing or buying any commercial property for the next six months or so will have a queue of landlords vying for their attention. Commercial real estate agents are at their lowest ebb for years and will bend over backwards in order to accommodate a future leasees needs.
There is always a profit to be made in a slow economy if you have the courage to take risks and the capital to back it up. At the moment supply outweighs demand by a fair margin, and probably won’t change anytime soon. While this is the case prices will remain low and terms more generous.
There is quite a commercial portfolio in Naples, space for lease being a major part of that. With many business loans and mortgages coming to an end before this year is out, we could see more of a hit on the market. There isn’t the finance around for many businesses to renew their loans, which is going to have a knock on effect to the economy at large. Things may be showing signs of recovery, but there are many hurdles to overcome before we all breathe that big sigh of relief.
Those wanting to make a bit of money out of a deal or two would do well to bear that in mind when shopping around for investment potential.
